Susan Honning is the founder and owner of Texas Staged Homes, LLC, and an Accredited Staging Professional with IAHSP. She has lived in Austin for 36 years and has a background in court reporting and in assisting CEOs with building office infrastructures for local start-up companies before opening the staging business. She describes an early interest in spatial arrangement, furniture placement, and color.

The company has served Central Texas investors and sellers since 2003, which it describes as making it the most experienced and affordable home staging service in the area. Its approach to a vacant house is to keep the buyer's attention and help them connect emotionally with the space, since an empty house looks smaller and draws the eye to blemishes or dated features. For occupied homes, the company helps sellers identify the items that could prevent a sale and builds a detailed plan to present the home in its best light. It reports that 65 percent of its calls come from sellers struggling to sell a vacant property, often after three to six months on the market, and that after furnishings are added an offer typically follows within two weeks.
